Metal Roofs for Businesses, Shops and Farms
For a business or a farm, a roof is an operating cost. You want it to keep the weather out for decades, need little attention, and not shut the building down while it goes on. Metal does that well, which is why so many commercial, industrial and agricultural buildings around Western Montana already have it.
- Long service life. Commercial metal roofs are commonly expected to last 40 years or more with basic upkeep.
- Low maintenance. Periodic checks of fasteners, sealants and flashing, rather than frequent patching.
- It sheds snow on pitched roofs, and standing seam systems rated for low slopes handle the shallow pitches many commercial buildings have.
- Fire resistance. A noncombustible roof surface, with Class A assemblies available.
- Big, simple roofs go on efficiently, which keeps the cost per square foot down on shops, warehouses and barns.

Commercial and Agricultural Building Types
| Building | Typical approach |
|---|---|
| Metal buildings and pole barns | Exposed-fastener panels (R-panel or similar) over purlins, with condensation control; or a retrofit over an old metal roof |
| Shops, garages and warehouses | Exposed-fastener panels for value, or standing seam for fewer maintenance points |
| Storefronts, offices and restaurants | Standing seam where the roof is visible from the street, or on low-slope sections |
| Barns, machine sheds and ag buildings | Corrugated or ag panels, often over open framing, with ventilation |
| Mixed roofs | Metal on the pitched sections, tied carefully into other roofing on the flat sections |
Low-slope roofs
Many commercial buildings have shallow pitches. Some mechanically seamed standing seam systems are rated for low slopes that exposed-fastener panels can't handle. Truly flat roofs usually need a membrane system instead of metal; if that's your roof, we'll tell you so.
Re-roofing old metal buildings
An aging metal building doesn't always need its roof torn off. Depending on the structure and the old panels, a new metal roof can sometimes be installed over the old one on a sub-framing system, which avoids tear-off and can add room for insulation. We'll assess whether it's an option for your building.
Working around your operation
Businesses and farms can't always stop for a roof. We'll talk through access, parking, deliveries, livestock and equipment when we quote, and plan the job around them as far as the work and the weather allow.
What It Costs
Commercial and agricultural metal roofs are priced by the square foot, and big, simple roofs are the least expensive per foot. Missoula-area cost guides put exposed-fastener panels at about $3 to $6 per square foot installed and standing seam at about $9 to $12 (Homeyou). What moves your price:
- The system. Exposed-fastener panels, standing seam, or a retrofit over old metal.
- Size, pitch and access. Height, equipment access and how the site is used.
- Tear-off, framing and deck repair.
- Insulation, condensation control, rooftop equipment flashing, gutters and snow retention.
Your quote itemizes each one.
How It Works
- Request a quote
Call, email or send the short form. Tell us what the building is, roughly how big the roof is, and what's on it now. Photos aren't needed; we'll see it in person.
- On-site look
We measure the roof and check the parts you can't see from the ground: the decking, the flashing around chimneys and vents, the valleys and the ventilation. That's what decides whether the old roof has to come off.
- Written quote
You get an itemized quote with the panel profile, gauge, color and snow-retention options we recommend, and what each choice does to the price. Take your time with it.
- Install and clean up
Once you approve it, we schedule the work around the weather, install the roof, and clean up the site when we're done, metal scraps and screws included.
Questions About Commercial Metal Roofing
Can a new metal roof go over our old metal roof?
Sometimes. A retrofit system can sit over existing metal panels on new framing, if the structure can carry it. We'll look at the building and tell you whether it's an option.
What do you do about condensation in a barn or shop?
The usual answers are a condensation-control backing on the panels, insulation or a vapor barrier, and ventilation. The right one depends on whether the building is heated and what's stored in it.
Do you do agricultural buildings outside town?
Yes. Barns, machine sheds and other ag buildings are a big part of metal roofing around Western Montana, from the Bitterroot to the Mission Valley.
Can you work on our building while we're open?
Often, yes. We'll plan access, staging and the order of the work with you when we quote, so the job interferes with your business as little as possible.
