Residential Metal Roofing in Missoula, MT

Our residential metal roofing services help homeowners upgrade to roofs that resist snow, wind, and extreme temperature changes common in Western Montana. Standing seam, metal shingles and ribbed panels for houses, garages and cabins.

Switching From Shingles to Metal

Most Missoula homes have asphalt shingles today. Here's what changes when a house gets a metal roof instead:

  • Snow slides off rather than sitting on the roof for weeks. Less weight, and fewer ice dams at the eaves.
  • Wind has less to grab. There are no shingle tabs to lift and tear off.
  • It lasts much longer. Standing seam is commonly expected to last 40 to 70 years; asphalt shingles are usually replaced after 15 to 30.
  • Less upkeep. No granules to lose, no curling, no moss working under the tabs.
  • Better fire resistance. A metal roof over a tested assembly can carry a Class A rating, which matters for homes near grass and timber.
  • Cooler in summer. Metal reflects more of the sun than dark shingles, especially in lighter colors.
  • Recyclable. Metal roofing often contains recycled content and can be recycled again at the end of its life.

The honest downside is price: a metal roof costs more to put on than shingles. If you plan to stay in the house for a long time, the math usually works out. If you're selling in a couple of years, we'll tell you so.

Metal Roof Styles for Homes

Standing seam

Long vertical panels with raised seams and hidden fasteners. The clean, modern look you see on many newer Montana homes, and the lowest-maintenance metal roof. See standing seam metal roofing.

Metal shingles and shakes

Metal formed to look like shingles, shakes, slate or tile. You get metal's durability and snow-shedding with a traditional look that suits older homes and neighborhoods where standing seam would stand out.

Ribbed and corrugated panels

Exposed-fastener panels that suit farmhouse, cabin and rustic styles and cost less than standing seam. See corrugated metal roofing.

Colors and finishes

Metal roofing comes in a wide range of factory colors: charcoals and blacks, bronzes and browns, greens, reds, and lighter grays and tans. Matte and textured finishes cut glare. Lighter colors reflect more summer heat. Finish warranties come from the manufacturer, and we'll go over them for the product you choose.

Noise

Over solid decking with underlayment, and an attic and insulation below, rain on a metal roof sounds much like rain on shingles. The loud metal roofs people remember are on open-framed buildings with nothing under the panels.

Missoula neighborhoods

We work on homes all over Missoula: Target Range, the Rattlesnake, Grant Creek, the South Hills, Miller Creek, Pattee Canyon, the Northside and everywhere in between. Homes near the edges of town, next to grass and timber, have extra reason to consider metal's fire resistance.

What It Costs

Missoula-area cost guides put residential metal roofing at about $6 to $12 per square foot installed, with metal shingles around $7 to $10 and standing seam around $9 to $12 (Homeyou). For a sense of scale, one guide puts a 1,500-square-foot metal roof at $9,900 to $15,600 and a 3,000-square-foot roof at $19,900 to $31,300 (Homeblue). Note that those figures are roof area, which is usually larger than a home's floor area. What moves your price:

  • Style. Standing seam and metal shakes cost more than ribbed panels.
  • Roof shape. Valleys, dormers, skylights and chimneys add flashing and labor.
  • Tear-off and deck repair.
  • Snow guards, ventilation and trim.

Your quote itemizes each of these.

How It Works

  1. Request a quote

Call, email or send the short form. Tell us what the building is, roughly how big the roof is, and what's on it now. Photos aren't needed; we'll see it in person.

  2. On-site look

We measure the roof and check the parts you can't see from the ground: the decking, the flashing around chimneys and vents, the valleys and the ventilation. That's what decides whether the old roof has to come off.

  3. Written quote

You get an itemized quote with the panel profile, gauge, color and snow-retention options we recommend, and what each choice does to the price. Take your time with it.

  4. Install and clean up

Once you approve it, we schedule the work around the weather, install the roof, and clean up the site when we're done, metal scraps and screws included.

Questions About Residential Metal Roofing

Does a metal roof make a house hotter or colder?

Neither, on its own. The attic insulation and ventilation do most of that work. Metal does reflect more summer sun than dark shingles, which can help keep the attic cooler.

Will a metal roof affect my cell or Wi-Fi signal?

Wi-Fi inside the house is rarely affected, since it doesn't travel through the roof. Cell signal can drop a little in some homes, particularly where the signal is already weak. A signal booster usually solves it.

Do metal roofs attract lightning?

No. Metal doesn't make lightning more likely to strike a house. If lightning does strike, a metal roof isn't combustible and helps spread the energy out.

Can I walk on a metal roof?

It's best to avoid it. Metal is slippery, especially when wet or frosty, and stepping in the wrong place can dent a panel. If something on the roof needs attention, call us.
